Change of date for first MC AGM

New Security Service

Please be informed that the service of our existing security firm will be terminated on May 16, 2015 at 7.00 am. A new security firm, Asas Security Services Sdn Bhd, will be taking over on the same day and at the same time as stated above. We hope that this new security firm will bring with it an improvement in the day-to-day security in etiara.

Please be patient with the new security guards and give them time to adjust themselves to their duties in etiara.

Upgrading Works

The front and back areas of etiara have been cleared of old trees and plants. This is to facilitate the upgrading of the front and back area of etiara.

The trees and plants in the front area have been cleared.

Need To Create Awareness About Dengue Among Foreign Residents



FEDERAL and local authorities need to develop literature in different foreign languages on dengue to communicate with the many foreigners, especially foreign students in the country, ADUN Subang Jaya Hannah Yeoh said.


She said many of the foreign students did not read local newspapers or follow any local news on dengue and this has caused many to be out of the touch with the risks of contracting the deadly disease.


"We need to develop literature in different foreign languages to reach out to the many foreigners especially foreign students in our midst."


"They need to know about the importance of keeping their homes here in Malaysia free from breeding mosquitoes and the risk of being bitten by an Aedes mosquito," she said after launching an Anti-Dengue gotong-royong initiative at Casa Tiara in SS16.


During the search and destroy walkabout, Hannah said local authorities need to study the design and layout of new applications for the construction of apartment blocks and houses.


"We found the design of many apartments especially to be conducive for the breeding of mosquitoes because water stagnated at the balconies and walkways."


"These areas are exposed to rain and when water stagnates, these pools of water become the perfect breeding ground for mosquitoes," she said.


The gotong-royong at Casa Tiara was organised by JKP Zone 1 in collaboration with the residents of the apartment block.

Dengue Cases in eTiara

The careless attitude of some residents has resulted in two reported cases of dengue in eTiara. The health authorities conducted a check in our building and found a hotspot in L12-19. The tenants in the unit have been warned. Please remember to check your unit to ensure that there are no places for the dengue mosquito to breed. Your cooperation will help to save lives.

Anti Dengue Campaign

There is a campaign to rid our area of dengue mosquitoes. Your cooperation is needed to ensure that your unit is free from dengue mosquitoes. Please check your unit and its surrounding area to seek out hot spots where the mosquitoes might breed.


The drains of our building along USJ 16/1 are currently being cleared and sprayed with insecticides as a control measure.



Contractor for L09-15 Broke House Rule

The contractor who was carrying out renovation for unit L09-15, left his equipment and materials in the common area in front of the unit. He even did all his sawing and renovation works along the corridors to the unit. Our House Rules specifically forbid contractors from using our common areas, especially the corridors as this could interfere with proper evacuation of the building in case of an emergency. He was warned several times by the security guards and the management staff not to use the common area but did not comply. He even became drunk and unruly on 24 March 2015 when confronted by the guards. The deposit will be forfeited.

Residents from L05-03 Caused Damage To Lift #4

Residents from L05-03 caused damage to Lift #4 by jamming its doors open with a heavy object. Residents are reminded that our lifts can be easily damaged if you forcefully prevent the lift doors from closing normally. This irresponsible act will cause the lift to malfunction and action will be taken against the resident concerned.

We are exempted from GST

Our Prime Minister, Dato Seri Najib Razak,  has stated that any fees imposed by management bodies (JMBs) on management and maintenance, including sinking fee contricutions, are exempted from GST, However, GST will apply if JMBs or management bodies make taxable supplies such as rentals on commercial units exceeding RM500,000.

New Service Charges and Sinking Fund

With the issuance of Strata Titles, the service charges and sinking fund for e-Tiara are now governed by provisions under the Strata Title Act 2007 (Act 663) section 23According to the act:

Section 23 : The apportionment of the charges to be paid by the purchasers shall be determined by the Body in proportion to the allocated share units.

The service charges and sinking fund for each apartment unit, called "parcel" shall be thus determined by its share unit plus the accessories for the parcel (such as car park(s), balcony area, extra land for ground floor unit or any other extra land as specified under the parcel's strata title). 

The service charges and sinking fund rate will remain as per current rate of RM 0.352 / sq ft ( RM3.78 / M² ).

Letters are now being sent to owners about the new service charges and sinking fund.

Please refer to the Management office to determine your contribution based on your parcel’s share value entitlement. This will be implemented from 1st April 2015.

GST and how it affects us

The following are the highlights of the GST briefing on 7 March 2015 to high rise building management committees:

Meanwhile, our apartment building is a mixed development type but classified as a commercial building because the property is built on a piece of commercial land. That is why we are paying commercial rates for water (free from GST for the first 35 cubic meters each month) and electricity charges (free from GST for the first 200 units for each month ).

We have 24 retail units and 400 over residential units. The residential units are exempted from GST but if the total management fees and other charges levied on retail units exceed RM500,000, a 6% GST will be levied on the retail units. At the moment the charges have not exceeded the RM500,000 limit.

Under GST, the 6% GST is paid at source and the retailers at the supply chain will claim tax credits from the Customs Department and should not add on to the initial 6% levied on the goods. Thus, the end-consumer will only pay for the 6% GST but not additional 6% supposedly charged by the retailers in the chain.


However as the JMB has to deal with suppliers of goods and services who will be charged the 6% GST, the extra charges will be transferred to us.
