Main points from the AGM 2011 which was held on 1st October 2011


1.  Dr. Chan informed the floor that the Strata Title has been approved and it is in the final stage. Once the Title is ready, the developer will send a notice to all owners to collect their respective titles.


2.  Dr. Chan explained that it is the duty of the owners to take responsibility for the water meter charges billed to their property. The management will not be held responsible if the tenants refused or did not settle the water charges.


3.  Owners must provide their tenant’s details to the management office. Tenants not registered with the management office will not be entertained. This clause will be added to the House Rules.


4.  A maximum of 2 (two) persons only are allowed in each room for single persons or bachelors with the exception of families with children. This clause will be added to the House Rules.


5.  Mr. Yeoh (of APM) announced that penalty for vandalism caused by the residents will be a minimum of RM500.00 if the cost of repair is below RM500.00 and if the cost of repair is above RM500.00 the penalty will be the same as the cost of repair. There was no objection from the floor on the vandalism penalty and it will be added to the House Rules.


6.  Mr. Yeoh informed the meeting that pets are not allowed in the e-Tiara compound and it’s already written in the House Rules.


7.  Dr. Chan announced that with effect from January 2012 the service charges will increase from RM0.27/sq. ft. to RM0.32/sq. ft.


8.  Madam Lim (L03-12A) complained about  rubbish being thrown at the lift lobby by the residents at Level 3. She suggested that the rubbish bin near the lift be removed to overcome the problem. In addition, she added that notices be put up to warn residents not to throw rubbish at the lift lobby and to  compound the wrong doers. Dr.  Chan informed the meeting that notices had already been placed on the notice boards inside all the four lifts.  (Note: Currently CCTVs are being installed at all floors to monitor this situation and action will be taken against offenders).

Cloning of Lift Access Cards

With the digital age, almost anything is possible. It has come to our attention that some tenants are illegally cloning their lift access cards from a facility in Subang Parade, Subang Jaya. We have yet to identify the outlet but have caught some foreign students with these cloned cards when we disabled them through offences they committed and found that they had the same ID code in our system.

So, owners be aware. too.

Warning To All Owners

This afternoon (2nd September 2012), I assisted an owner of e-Tiara resolve issues with some illegal tenants. The original tenancy agreement was with a student from China who was studying in one of our nearby colleges. The student card below has been blurred for obvious reasons.


The student evidently has great business acumen in that he rented four units in e-Tiara and had sublet his units to other foreign students/nationals. He even walled up the hall of one unit so that an extra room could be created and thereby increase the number of sub tenants. One major issue the JMC would like to bring to owners' attention is that this particular owner had not checked on her unit and left all renting to a property agent - to her peril. When she demanded that the illegal tenants leave, they refused and the matter came to the attention of Meilah and myself.

This afternoon I managed to persuade the last illegal tenant to leave and the unit was handed back to the owner.

 As always the JMC had to be burdened with the task of resolving issues after owners commit mistakes in managing their units. While many owners are very good at managing their units, there are others who still entrust the task to property agents. To the last group - please check on your property from time to time.
