Dear Valued Property Owner(s)

We wish to inform you that, during the AGM which was held on 01 October 2011, the increase in service charges was discussed and was agreed upon by the majority of members who attended. The increase in the service charges will be from RM0.27/sq. ft. to RM0.32/sq. ft., with effect from 01 January 2012.

The increase is based on the estimated increase in expenses incurred which will be higher than the expected income / billing per month received by us.

Double U-turn phenomenon

There is a strange phenomenon which can only occur in Malaysia. The road junction in front of Carrefore in Subang Jaya is the place to witness this strange phenomenon where drivers outdo each other to make double U-turns. I avoid this U-turn where possible when going to our e-Tiara apartment. This action is dangerous to both drivers and, strangely, I have not seen any action by the Subang Jaya police. Does it mean they are condoning this action by recalcitrant drivers? By the way, there is no sex discrimination as both male and female drivers are equally guilty of this weird and dangerous behaviour.

Traffic Problems In Front of Subang Avenue

Thought that I would make the blog more interesting by including pictures here. So, I would like to share some pictures to show the daily stress we have to endure when entering the road in front of e-Tiara, especially at night. Cars parked along the road in front of the Subang Avenue Complex block the road, leaving only a small gap in the middle for us to squeeze through. The MPSJ officers and police have been issuing tickets to these recalcitrant motorists but to no avail. Any suggestions as to how we can overcome this problem?

New e-Tiara Forum and Main Points from AGM 2011

A.  New e-Tiara Forum

B. Main points from the AGM 2011 which was held on 1st October 2011

1.  Dr. Chan informed the floor that the Strata Title has been approved and it’s in the final stage. Once the Title is ready, the developer will send a notice to all owners to collect their respective titles.


2.  Dr. Chan explained that it is the duty of the owners to take responsibility for the water meter charges billed to their property. The management will not be held responsible if the tenants refused or did not settle the water charges.


3.  Owners must provide their tenant’s details to the management office. Tenants not registered with the management office will not be entertained. This clause will be added to the House Rules.


4.  A maximum of 2 (two) persons only are allowed in each room for single persons or bachelors with the exception of families with children. This clause will be added to the House Rules.


5.  Mr. Yeoh (of APM) announced that penalty for vandalism caused by the residents will be a minimum of RM500.00 if the cost of repair is below RM500.00 and if the cost of repair is above RM500.00 the penalty will be the same as the cost of repair. There was no objection from the floor on the vandalism penalty and it will be added to the House Rules.


6.  Mr. Yeoh informed the meeting that pets are not allowed in the e-Tiara compound and it’s already written in the House Rules.


7.  Dr. Chan announced that with effect from January 2012 the service charges will increase from RM0.27/sq. ft. to RM0.32/sq. ft.


8.  Madam Lim (L03-12A) complained about  rubbish being thrown at the lift lobby by the residents at Level 3. She suggested that the rubbish bin near the lift be removed to overcome the problem. In addition, she added that notices be put up to warn residents not to throw rubbish at the lift lobby and to  compound the wrong doers. Dr.  Chan informed the meeting that notices had already been placed on the notice boards inside all the four lifts.  (Note: Currently CCTVs are being installed at all floors to monitor this situation and action will be taken against offenders).

Keeping of Pets

To all owners and residents,

Please be informed that pets are not allowed in the apartments. Members were informed during our AGM in October 2011 about this matter. Please refer to our house rules for further information.

Page 32 of our Amended House Rules 2011 states:

"Household Pets and Livestock

11.1 No livestock or other animals whatsoever, with the exception of fishes in tanks, shall be allowed or kept in any part of e -Tiara. The Management reserves the right to remove any pet/livestock found within e-Tiara at the owner’s expense.


Owners or residents who have pets at the moment are advised to remove their pets from their premises as soon as possible before action is taken. Residents are given three months from the date of this notice before action is taken. Majlis Perbandaran Subang Jaya will be asked to have the pets removed at the owners or residents' cost if the pets are not removed by then.

Clamping of Cars

To all owners and residents,

Lately, some owners/residents who had their cars clamped have taken issues with the management and had verbally abused the security guards and our manager who were only doing their duty. The number of parking bays in e-Tiara is limited. As such, we seek your cooperation to ensure that car park bays are used properly.

In order to prevent your cars from being clamped in future, please be advised that:

(i) If you are a resident, please park in your parking bay and display your green sticker;
(ii) If you are a visitor, please park in the "Visitors Only" bays. Please be informed that the time limit for visitors' parking is three hours. If you leave your car beyond that time limit, your car will be clamped and a RM100 charge will be imposed to have the clamp removed.
(iii) If you rent a parking bay, please park in the bay where your car number is printed on the card.
(iv) If you allow a relative or acquaintance to use your car park, please inform the management so as to avoid unnecessary argument and misunderstanding in the event your visitor's car is clamped.
(v) If you use the visitor's car park as a convenient car park for you to visit the shopping complex nearby (especially Subang Avenue), your car will be clamped.
