This afternoon (2nd September 2012), I assisted an owner of e-Tiara resolve issues with some illegal tenants. The original tenancy agreement was with a student from China who was studying in one of our nearby colleges. The student card below has been blurred for obvious reasons.
The student evidently has great business acumen in that he rented four units in e-Tiara and had sublet his units to other foreign students/nationals. He even walled up the hall of one unit so that an extra room could be created and thereby increase the number of sub tenants. One major issue the JMC would like to bring to owners' attention is that this particular owner had not checked on her unit and left all renting to a property agent - to her peril. When she demanded that the illegal tenants leave, they refused and the matter came to the attention of Meilah and myself.
This afternoon I managed to persuade the last illegal tenant to leave and the unit was handed back to the owner.
As always the JMC had to be burdened with the task of resolving issues after owners commit mistakes in managing their units. While many owners are very good at managing their units, there are others who still entrust the task to property agents. To the last group - please check on your property from time to time.
